Josh,

Here's a few options you can go.

Invest in REITS - The most passive real estate investing you can find, get paid through dividends just like stocks 

Note Investing - Pretty passive and a little risky I think, but basically you become the bank and loan out your money profiting from the interest charged. You need a fairly large amount of cash to really jump into this. (no experience myself in this field)

Long Term Rentals - Somewhat passive if you manage yourself, more passive if you can factor in property management

Vacation Rentals - Somewhat passive, might have to make a few calls a week if you hire out cleaning/maintenance/property upkeep, etc, respond to questions asked by future tenants (more of the hotel experience)

My niche is stocks/REITS and vacation rentals. I'm a new investor so I only have 1 vacation rental, but it seems fairly hassle free to manage. Once my portfolio gets big enough I'll hire an assistant to do it for me. That's my plan I hope this helps! As long as the numbers work any strategy can be successful!

Find the deal, and the path will find you. For example, if I can find houses with a lake view (vacation rental), neighborhood house (longterm rental), large lot (rv spots or storage) all depends on the best way to use the property. But the deal comes first! no deal = no investing

How about switching to vacation rental until the students come back? I know Air B and B also has a program for jobs that travel like nurses. Might help you supplement for the time being.

What got me started in the stock market was the Investing for Beginners Podcast and Zip Trader videos on youtube. The podcast is great for an overall scope on how to buy stocks with intrinsic value and the Zip Trader videos are great for indicators, but are more day/swing trading. Nonetheless a combination of both have really helped me understand things.

come up north! way nice up here! Coeur d'Alene or Sandpoint are two gorgeous lake towns, close to Washington and Montana too! Great outdoor activities available. Market is hot up here too. I personally live just outside of Coeur d'Alene.
