Someone who is looking to FIRE and know that the best way to make a huge advancement is by house hacking. My question is this. I live in the Lincoln Nebraska area and want to know.

Is it better to go for something like a triplex or 4-plex or go more for say a SFH with 4-5 bedrooms 3 baths and rent out the rooms? I would think in terms of cash flow and life after house hacking the 4 plex would be better but am unsure. Would love to get opinions and the pros and cons of each.

@Greg Dickerson I have some buyers that are interested in renovating. One place in Particular basically has a storefront with 2 1000 square feet showrooms. I’m thinking maybe duplex? Almost like 2 apartments. 2 bed 1 bath in each. My main question is finding comps. 1900 square feet. I know they say 35 dollars per square feet estimated for intensive work but should I go higher since they’ll be needing to add bathrooms, kitchens, walls. When I think about all the work it seems I’d need to get this for under 10k to be profitable for an investor

Driving for dollars I've found quite a few run down and vacant commercial properties. I feel some of these an owner would happily part with some of these for less than 10k. Is there a market for these types of deals or should I stick to SFR and duplexes?

@Ducarmel Francois Jr I figured. I see big whole salers using them but Not sure if that’s something I wana get into yet. I plan on doing most driving for dollars in the beginning

@Ducarmel Francois Jr from the research I’ve done so far I feel pitching to a buyer is hardly a pitch. It’s like hey. I got this awesome deal for you in contract. And if it is a good deal... which if you have it under contract from seller you’ve done your work and it is in fact a good deal. Just send the deal out to the cash buyers you know have them bid on it. Take the highest bidder up on it. Close the deal. Keep the difference
