How do you recommend I find accurate vacancy rates for a location?

@Paul Sandhu wow! that's amazing! the area I'm in is also near a hospital and college so I was hopeful to work that into my strategy as well. 

My main Concern though is how to find accurate vacancy #'s

@Ken Latchers thanks for the advice. I was attracted to arbitrage because the cash flow can be really food. If all goes well Only need a few properties to get a stable business and then could save up to buy real estate myself. But i appreciate the warning

I was thinking to do rent the apt, but they’re asking $450k to sell.
