If one were to invest in a new syndication every year to offset the depreciation recapture against the previous investment, as I've seen referred to as "layering" or "stacking" syndications. What happens if the investor stops investing in real estate after say 20 years and having invested in 30 syndications over that period of time? Will taxes only be owed on the "remaining balance" from losses/gains carried forward or will recapture have to be caught up from all 30 investments?

If you eliminate passive gains (from the sale of a syndicated property) with passive losses (from depreciation of a new syndication) is the tax on those gains gone forever? I understand the requirement to "keep investing" when you never sell because the depreciation recapture just keeps growing as you build your portfolio. But if you keep rolling funds from syndications that are sold every 5 years or so, I would think the only one that might catch up with you is the last property (assuming you decided to stop investing one day). Is this correct? Hope this makes sense! thanks!

Hello everyone! Would just like to introduce myself as a new member. I am new to real estate and excited to learn from all of you. I currently live in California, but grew up in Cape Coral, FL. I have heard several people mention investing in Cape Coral lately which I am obviously pleased to hear considering I am familiar with the area. I feel I may just be biased though because I am from Cape Coral. Any recommendations to prevent myself from jumping in too quickly because of familiarity or am I overthinking this? Take care!
