Post: Multi-use Property in Flood Zone

A property recently came to the market. It has a store front on the first floor and 2 apartments on the top 2 floors. The property is considered flood zone because of an under group creek that runs about a block away. Would the owner and the renter of the store space have to have flood insurance?

My friend lives between Uptown and Olde Town 2 blocks from the river in Harrisburg, Pa. His current apartment building is coming up for sale. He asked for help in evaluating the property. Does any one know of a good CAP Rate to use to evaluate a property in this location? It's a 4-plex. Thanks!

I haven't personally used them yet, but I've heard good things about http://www.rhplegal.com. I believe they're out of Selinsgrove.

BA in Psychology with a minor in Sociology. My education gave a great foundation to question and explore instead of just accept. However, I want to believe my real education started when I picked my first copy of Rich Dad Poor Dad. It was then that I realized a large portion of my education about finances was severely lacking. That has lead a myriad of other paths that I believe are making me a much more rounded individual.

@Dave Lee I'm actually a short drive from Bloomsburg. I live in Danville, which is another equally great opportunity for rentals. I'm currently doing the BRRR method with my personal residence. I'm always on the look out for properties that can increase equity. I also know a great Realtor in Bloomsburg, who could offer you some insight into the market. Best of luck.

@Steven Hamilton II What are the differences between a CPA, Enrolled Agent or Attorney? Which problems in creating a Partnership/LLC would each help in solving? Thanks.

@Joel Owens what exactly is a principal commercial broker? Any income I make as an agent is going to be for investment properties, kind of a side business to start to help speed up the saving process for the 1st true investment (live in flip currently).

@Ryan Keeton a local agent that I golf with asked if I was interested. The opportunity seemed too good to pass up.

I'm in the process of getting my PA Real Estate Sales Agent License. I think the opportunities out weigh the negatives of obtaining my license. However, you don't know what you don't know. I was curious to what negative or positive effects you've seen being a Real Estate Agent has had on your Real Estate Investments. Thanks for taking the time for answer this honestly. BTW I couldn't get the search to return results to answer a question similar to this, so if you know of a post that hits this question let me know. Thanks!

Thanks @Steven Hamilton II, definitely put me on the right track for questions. I see your an Accountant is there anything particular I should be looking for when selecting a CPA for this particular endeavor?
