Thanks for the info it was all very helpful - Here's my next steps:

  • I'm going to submit an N4 for late rent. 
  • I will also serve an N5 for interfering with others (I have documented paperwork of the other tenants complaining about this pig and the disgusting smell. This will be her second N5 in the last 2 months.
  • I will also serve an N6 for illegal activity in the premises because owning a pig is prohibited by Hamilton City by-law.
  • AND finally will bring an N11 to give her a chance to agree to leave, maybe for a small about of $$.

Hey everyone,

I recently bought a 4-plex. In the process inherited two sets of tenants. The one tenant is a woman with a couple children a few dogs, a cat etc (a real winner). Long story short I showed up on day 1 to collect rent and she claims her baby bonus didn't arrive etc etc. She paid what she could $500 & owes another $375. Its now 5 days overdue and nothing.

I was chatting with the former owner, who told me she was trying to evict her because she had a pet pig in the unit. Apparently made the place smell etc (only in real estate....). During this conversation we legitimately see her come out of the house and sneak this pig out to someones car who takes the pig away lol. So here's my scenario.

#1 - She is late on rent

#2 - She has a pig it seems in the premises which is illegal by our city by-law, & I saw it with my own eyes.

#3 - The former owner had actually given me a written document outlining every incident regarding this tenant, eviction notices due to her pig, and complaints from other tenants in the building about her having a pig.

Is this enough to win an eviction? How should I approach this.

Awesome @Cassidy Logsdon - I need to take a trip down to Windsor, some of the numbers just by browsing MLS look really attractive but I don't know the areas.

Ya i was referring it to people self-employed in real estate like myself (mortgage broker). There are definitely issues in the construction world with the difference between employee and independent contractor, I worked for our insurance board, can definitely relate. 

But, hoping our country gets to the point where we encourage entrepreneurship vs stifle it.

@Roy N. You're right. Apologize for bringing in politics. -  I was referring to the corp rules specifically. I guess that relates more to the brokers / realtors than sole investors.

Awesome Reply - I agree the numbers in Windsor look very strong, ditto Sarnia. They're just very far from Hamilton for me.

Landlord's wont be able to raise rent even if a tenant moves out on their own accord? Where is this info coming from.

The liberal government is disgraceful. They're literally trying to demoralize anyone who wants to risk their own money to start a business, create income, jobs, and benefit the economy.
