@Matt Geerts I suppose anything is possible. As of now the unit is vacant and she even left the place cleaned, I'll take it as a victory and deal with any future issues if they do arise.

@Darryl Zuber Great to hear from you. I definitely agree that cash-flow is the key to a great investment. With enough cash flow you can absorb an appreciation hit pretty easily.

I think taking a hit on the month-to-month only makes sense if you portfolio can support it. The appreciation in the last few years in Ontario certainly made up for a lot of weaker investments.

Update for everyone - I randomly was at the house last week when police arrived to arrest her bf who is the co-tenant. After the incident, chatted w/ the tenant at length. She agreed to sign the N11 and is moving out as we speak.

I was very lucky - life is good.

@Aditya Soma Sometimes Brokers will charge a fee if they've found you an alternative source of lending like a B deal or Private funds. We can talk over direct msg, I can help out. I'm a broker so have some experience here.

Typically, we'd fund the appraisal for our clients seems a little odd.

@Account Closed I think you're mixing up Canada and US...we're referring to Canada.

@Chris Habets If any party other than Conservatives are in power, it generally trends negative for business owners & landlords.

So it really just depends on your scenario. If you're purchasing a flip with 1 investor. A simple JV would suffice, outlining how much $ each partner is investing, which responsibilities each partner has, what equity % & % of expenses are to be paid out by each party.

There are a lot of good templates I can send you some if you'd like.
