Hello All,

Me and my partner have began scouring the STL (metro) and surrounding markets, looking to make entry. We currently invest in Detroit, MI / Columbus, OH / Cleveland, OH / Dayton, OH... doing nearly 3-5 rehabs, flips a month. 

As we are now moving into a new market and each market poses different challenges, I am looking to connect with other investors in the area that are purchasing a high volume of properties or may currently be managing/renting a large volume of doors. I'd like to discuss any challenges you've faced, what to look out for, tip/tricks for buying in STL, and the best performing properties (In Your Opinion).

I've begun building my portfolio in Ohio (born and raised), currently I am only involved in SFHs and duplexes but plan on transitioning into larger multifamily (12-24 units) in 2022. I'm curious of those that purchase a high volumes of doors in Columbus what type of property are you seeing the best cap on? 

What have you tried, and what has failed that you may have some tips for others on? 

What has been your best investment in the area, and what neighborhoods do you look for when seeking the best value add property?

Hello All! I'm looking to connect with other investors doing high volume in the Detroit area. My company is coming off of a great year in 2021 but I am looking to expand, gain more insight into bordering markets, and hearing what has worked well for you all this past year? 

We are looking to almost double our volume in 2022, interested in any tips or tricks you've experienced while scaling your operations as well.

@Michael Swan I've heard great things about the Mentor area, what types of properties have you been able to acquire? Is the cash flow reasonable?

Hello all! I'm an Ohio native who's primarily invested in Detroit, MI and doing acquisitions for larger funds doing 5-7 deals a month. I'm wanting to replicate this in the Cleveland area. If anyone has some insight into the market it would be greatly appreciated.

  • What areas/zip codes are best for rentals?
  • Desired cap rate from those of you investing currently?
  • Month-to-Month leases or multi-month?
  • The average price of a unit w/ a good tenant? Average preferred rent?
