Chris Seveney I appreciate the quick reply! I’m looking into TLO right now. TLO seems solid for people who outsource cold calling. How has your experience been with Spokeo? Their plans are super cheap. Do they offer unlimited searches?

Hello BP family! My name is Jacob Lemke and I am a licensed realtor, wholesaler, and investor in the greater Seattle area. I have been using www.skipgenie.com for cold calling on potential deals, but it is way too pricey for how many calls I make. I’ve been looking for other options and considering whitepages.com or spokeo.com. If you are currently using a skip tracing service please comment which one and how your experience has been with it! Hello Esteban,

Finding a duplex in this crazy market is not as difficult as it may seem. There's actually a solid amount of multi-family inventory on the market right now, but finding a seller that will accept a VA loan on a good multi-family deal can be challenging. I work in the greater Seattle area primarily and can send over some examples for you to have an idea of what's available if you would like.

I would suggest looking into the greater Seattle area if your goal is to cash flow. If you look into Pierce county you will be able to find a solid multi family deal.

Hey Donavan, welcome to the BP family! 

In my opinion, the Multi-Family deals on market in Snohomish County are not ideal right now to invest in especially for a first timer. Prices are way too high and rent is not high enough to cash flow unless you have a very significant down payment, but still your ROI would not be very good. I am an investor and licensed realtor in WA state as well. I represent many investors in the Pierce/King county area and from my experience, If you move your search more south into the pierce county area you will be able to get a MUCH better deal. Hello, I am a realtor in the greater Seattle area. My advice would be to keep expanding your rental portfolio in areas such as Tacoma and Puyallup, WA because rents have increased 9% there in the past year.
