Finding off market properties can be tricky, and here in the CO market they are worth it if you can come across them. Where I work we are adjusting to the market each and every week, trying to figure out where deals are priced and how we can get them at a deeper is a main focus of our acquisitions team. But with how the market has been and sellers having a hard time selling properties, we are seeing more and more properties come to us because people cannot sell them for themselves.

Thanks for the responses. Honestly, I'm the definition of milquetoast. I use conventional financing and MLS to find deals when they're easy to find. When they're not, I sock cash away into mutual funds/stocks and wait for the next buying opportunity. I definitely believe that returns are higher and deals more plentiful for people willing to put in a shift, but I'm not that guy. I like low hanging fruit too much. haha.

I'd love to hear what a "typical" deal would look like in Colorado right now.  What could I expect if I wanted to deploy 100-150k using conventional funding without having to "look for a deal"?  If it's better than what I'm expecting in mutual funds for the next few years, I might be interested.

 Not very sure about that as I strictly work with investors that use cash/ hard money... But we have a ton of price points in that lower end, especially in the springs. Let me know if that is something you'd like to explore!
