@Jacob Krafka any with off market duplexes they want to sell?

I am still following my strategy of small multifamily buy-and-hold. 

I'm looking for more houses. We need 20 more in Louisville and would like some more in the Kirby and Converse areas of San Antonio too. 

We'd also like to pick up a 50+ lot MHP with city water and sewer in the midwest. 

I also need to buy another duplex househack in Austin, but am holding off on my search until I get back in town in November.

Thanks for the responses. Honestly, I'm the definition of milquetoast. I use conventional financing and MLS to find deals when they're easy to find. When they're not, I sock cash away into mutual funds/stocks and wait for the next buying opportunity. I definitely believe that returns are higher and deals more plentiful for people willing to put in a shift, but I'm not that guy. I like low hanging fruit too much. haha.

I'd love to hear what a "typical" deal would look like in Colorado right now.  What could I expect if I wanted to deploy 100-150k using conventional funding without having to "look for a deal"?  If it's better than what I'm expecting in mutual funds for the next few years, I might be interested.

People that have REAL projects. Not just something you may think you have a great idea. You also need to have a % capital to add. 

We are actively buying flips- no sidelines. Adjust your buy criteria to be more conservative on ARV (for flips).
