Sir this is using a VA loan, 2.8% pre-approved, 0 down, seller to pay costs.

This is my first property, but after a year I will move to a new place.

According to smartasset using the zip code that was the property tax estimate.
Thanks for the tip on the electric, if those are paid for by the tenant why is it on there anyways?

Hello, I used numbers based on phone calls to the country and electricity companies. It looks like im -157 cashflow. Could someone look through this and see if i made any errors or did this correctly before i move on to other properties. I could raise the rental income, however according to Zillow I would be at the top of the highest rent in the area.

Thank you everyone lots of helpful responses. I can afford downtown and Mt Pleasant, I’ll look into carriage houses to see if I could swing that money wise. I’m hearing a lot of the same areas, so that makes it easy for me to focus on researching properties and break the numbers down. I will use all these resources you all provided and those of you that chimed in. If I do end up moving down there I’d love to work without all and help do any errands for free to learn and as a payment for your help. This forum has provided more help than I thought I would get. Awesome! Thank you for the information. I have one friend who just moved there and mentioned the same you did. I’m glad to know about 30 per day there. I have read a few articles more and more people are moving there. It made me wonder if I try to buy downtown condos before they disappear and are less expensive. This will be my first home so I will have to live there for a year before anything.

Good Morning, 

I too desire to move somewhere warm within 5 years, luckily I think this will happen in less than 5 months if all goes well with my SO's job transfer. Is there anyone here that knows the market in Charleston and what the type of real estate investing is going well? I work remote and I keep my salary so I am able to afford nicer things there but not sure buying what I would price wise in DC would be something people would rent in Charleston. Any links for information where I can do my own research is appreciated.

Looking forward to the future. @Russell Brazil this time last year before i knew anything about real estate investing i was going to buy a condo here in Crystal City. I decided to rent, the Condos went from 300k to 800k in about 6 months and then off the market. I wasn't able to see opportunities at the time. @Amy Aziz I appreciate it! Thank you.

Hello,

It seems like i follow a common path everyone else has, at least thats what I have read in books and in podcasts. I too started off reading rich dad poor dad and it has changed my perspective on everything. My dad invested in real estate but kept it small (3 units) for over 20 years. I am myself looking to learn more, network with people in DC, and learn everything I can. if you live in the area let me know. I currently live in Arlington, VA. My first investment property will also be my first ownership. So i will live there for a year using my VA loan, I have met with a investor already through mutual friends who currently is running condo 2/2 investing in DC and recommends to me as well.
