Many credit cards give you your FICO for free now. Both my Chase, and Discover, and I think Barclaycard does as well.

When we hold and open house or viewing appointment, we provide printed copies of the floor plan, along with clipboards and measuring tapes so folks can determine if their furniture will fit.  On the back of the floor plan, we have a list of typical furniture dimensions (i.e. twin, full/double, queen & king beds, dressers (depth), etc)

 Yes AutoCAD. I'm asking because I've been contemplating offering this service to listing agents. I am a draftsman by trade and I have autocad. I worked as an intern architect for a couple of years, so measuring and drawing up as builts is pretty easy for me, and something I could do in the evenings on the couch really.

I just wonder how hard it will be to get people's buy in getting started and how I should market. I plan to get a website started with pricing and some examples and contact info. I've thought about a mailer trying to target listing agents and agencies. Then maybe just visiting firms near me.

I am wondering if any agents think that floor plans would be helpful to have in house listings? As a buyer, I have always thought floor plans would quickly help me weed out certain properties that I didn't like once I got into them and was able see the layout.

If so, as a listing agent would you pay for a floor plan you could use in your listing? If so how much would you be willing to pay?

In my eyes this would be a great way to differentiate your company in the market, by offering floor plans for your clients listings.

What about buyers' agents? Would you think floor plans could help with non visual /spatial clients?

Hello,

I have been lurking for about a month or so and have recently joined. I have just started listening to some of the podcasts today and decided to dive in and introduce myself.

I am very green to real estate investing, and sort of got into it by accident. My wife and I bought our first SFH back in '13 and lived in it for just over a year. I ended up being recruited by a company here in Columbia, and we had to make the decision to sell or rent. I have a background in construction, and a degree in architecture, and I work in the commercial millwork industry now as an engineer, and my wife used to be a licensed property manager, so we were pretty comfortable with landlording. Looking at comps, we had a good idea that we could make a small profit renting, and liked the idea of keeping a house in case things fell through.

After living here in Columbia for a year in a rental and saving up some cash, we have bought a second home and are 1 month in now, and are in the thick of remodeling. It was built in 1965 and the same couple lived there for 50 years until they recently passed, and their children sold offloaded it. It appraised for $14k over what we paid, so with the remodeling (getting rid of fake wood paneling throughout, all new trim, complete kitchen reno, etc) I'm hoping we should be looking pretty good in 2 years if we decide to sell!

Anyway I will try to post some more as we get further into the renovation, and as I have questions about refinancing, or landlording.

Hey Tracy, I say welcome, but cautiously as I am newer than you. I lived in Red Bank for a year, and just bought a home in Columbia near Seven Oaks. Glad to see someone else local on here!

Now that you know where the cabinets came from, could you price a matching finished panel to put over that end? That would be much cheaper than the whole cabinet. Often on cabinets similar to this, the finished ends of cabinets will have panel that look similar to the doors. If you had 2 panels, matching the size of the doors on the cabinet, 1 high and 1 tall one below it could cover the hole from the outside.
