Doorways are all correct but the one on the top of your pic is just an opening and there is also a doorway on the wall to the right in the top corner.

I like this layout. Does it matter that there would be 8 feet between the range and the counter? Also the gas line is actually run from next to the sink so we'd have to think about how to get it over to the far wall. Not my area of expertise - would this be easy/relatively low cost for someone to do? 

I wouldn't do the range on the third wall unless we could also fit the fridge without crowding the doorways because it otherwise eliminates having a table in the kitchen.

Was supposed to meet with a contractor this morning to get an estimate on resizing the window and a few other things but he stood me up so I'm back to looking for someone reliable.

 You could fit a small island in the middle if you have 8ft between. Is there enough rooms between the doors on the right wall to put a small table?

Yeah I mentioned this in Brandon's announcement thread. Definitely should probably lose Mt. P and add an Upstate one. Mt. P is part of the greater Charleston area.

 Awesome, Scott. What neighborhoods/area are you in? I rented on Ashley Hall Plantation Rd right off 526 not too far fr ok m the Citadel Mall. We wanted to buy our first house in West Ashley but ended up in Summerville near my job. Always liked Denver Downs (as did many others).

Just taking advantage of the new sub categories to try to connect with local members and investors. What are you doing, what areas and for how long?

I moved to Columbia last year and am renovating a house up here. I own a rental property in Summervile that I plan to hold onto for the foreseeable future. I spent time living in West Ashley, North Charleston, and Summerville. I still have many friends, family and business connections in the area as well.

We have our own forum category now. Who all is in the area and what types of investing are you into? 

I have 1 rental property in Summerville and just bought a home in Seven Oaks that I am currently renovating. I plan to stay in it for 2 years and then decide if I want to stay, sell or rent.

 We use Wells Fargo, which has a branch right by the rental property. It is also where that mortgage is at so it keeps things simple. When we set it up we told them what we were using it for, and they let us give the account a name. Our tenant goes to the same branch every month and we haven't ever had a problem so far. None of our personal accounts are there so they can't really mess it up too much, just one checking account and two mortgages now.

We used mysmartmove.com for tenant screening which was easy and convenient. 

Also, since we are 1.5 hrs away from our rental property, we have our tenant deposit her rent at the bank. All she has to know is our name, and the address of the rental and the bank puts it into our checking account we have designated for that property. It's convenient for us so far, and the check clears right away, and all we have to do is log into our bank app on the 1st to confirm it is there.

We established early on with our tenant that we prefer to communicate through text for most things. Very easy and usually yields quicker response times.

I agree with the gifts idea. At Christmas we dropped off homemade cookies and a Starbucks card.

If a task or repair comes up, and I don't have the tool that is needed, or one that could be used to get the job done, I usually buy it if it is less than $100. If it is more, then I have to justify thay it will come up again, or buying the tool will cost the same or less than paying someone to do that task. I also am a maker/builder before anything else, and love any excuse for new tools.
