Post: How do the DSCR requirements work?

I want to get into house hacking as soon as possible. Would it be smart to get a DSCR loan, or an FHA loan? I do not meet the requirements right now for an FHA loan, but from what I heard about the DSCR loan they don't look at your income, or credit score, instead they look at how much rent you will be making monthly. What else do they look at?

I am just taking advice from other real estate agents. They were just telling me to get my name out there. Since right now I don't even have my license yet, I was just trying to spread the word through friends and family, that way maybe I could have some leads lined up by the time I get licensed. Cause after all, I wont be successful as a real estate agent if know one knows I am one.

After I told a few people that I just signed up for a real estate course and will be getting my license soon, I have had two different reactions so far. I told other real estate agents that I know, and they were so happy for me, and were really encouraging, and on the other hand people who aren't in the real estate industry at all have been telling me that it could be good idea to just get my license but to have another job lined up because of how the market is, and overall they weren't too encouraging. Now, I know that It is a good idea to have a back up plan just in case, (which I do) I would like to know other peoples opinion on this, and if they were ever in the same situation as me right now. What did you end up doing? Do you feel like that was the right decision?

For the test, you need to study the information that is provided to you directly from whomever you would be taking the exam. If they offer quizzes for a certain amount of money I would highly recommend doing it as it will highly pay off for you when taking the actual tests as the questions being asked during the test will be relative to the questions you we're asked on your study material. 


 The school is called Garden State Real Estate Academy. It is in Cherry Hill, NJ

I just signed up for a pre-licensing course so that I can get my required 75 hours to take the state exam. Does anyone have any advice for prepare for the exam? How should I study? What material should I study? Are there any books, websites, or practice tests that you know of? Thank you to whoever responds.

How can I get into house hacking as a 19 year old with a small car detailing business? I do not have much money right now because I put a lot of my own money into my business. I am currently studying for my IT certification and plan on getting my real estate license too. Will I be able to get an FHA loan without a full time job? What are the some of the first steps that I should take so that I can eventually buy a Triplex, or a Quadplex property?
