@Joel Owens Thanks for the honest opinion, Joel, and I very much appreciate you taking my call.

I talked it over with the seller, and after a family meeting they've decided to drop the price significantly to make it more salable.

Now, the offer is $9mil for the 33acres (down from $15mil). But the thing that makes it more attractive to a developer I think is the financing: $1mil down and 2.5% interest on the balance.

Any thoughts on this progression, Joel?

The land is simply raw land, and is currently zoned agricultural for tax purposes, but am told it can be flipped to commercial very quickly.

@Josh James I would be needing significant and consistent volume of comps. I'm focusing my energies on other markets at the moment, but I wanted to get into the Wichita Falls market as I went to school there (Rider HS) and know the area a bit.

I need to get accurate comps for my virtual wholesaling business in both Austin & Wichita Falls (North Texas), TX. Does anybody know of any reasonable services that provide this for these cities?

For Austin I've been using free services like Trulia, Zillow, and Redfin to comp properties, with Redfin being pretty good. But I'd like to be able to get something closer to the MLS results. Redfin doesn't work for Wichita Falls.

I thought I'd run it by the community and see what you know. Thanks!

I'm sure a lot of other investors would have horror stories to share for everyone to learn from. I'm looking at taking on partners from afar and interested to learn from other's bad experiences.

Also, Joel, I know you are looking at it from the perspective of the land developer, which is obviously correct. From the sellers' perspective, they are just looking to get it sold for the highest price, and I don't think they want to be involved with the development side.

Are you saying that it would take 2-5 years for the land to be sold?

P.S. I have a fuzzy faxed copy of a survey that was done on the land if you want to take a look

Thanks for the questions. Unfortunately I'm not sure of the answers to those questions, and I doubt the sellers have many answer either. They really based their price on

1. Increasing kinds of development that is going on in the area these days

2. what kinds of prices they've heard other commercial lots have gone for recently. (e.g. They "heard the land the CVS nearby was built on sold for about $1mil/acre)

Are you willing to help me look into this project further?

I've got a 5/2 remodeled home in Gouldsboro, PA (Poconos Mts area) for sale. ARV would be $90,000-$100,000. Looking for a retail buyer who wants a great deal, or an investor who's looking for a rental--great for hunters in the area.

Need a cash buyer who can close within 2-3 weeks. $500 referral fee for anyone who can introduce a buyer.
