@Manny Vasquez @Josh St Laurent Thank you guys for your expertise and leading us in the right direction. Much appreciated

May 6th will be two years of owning the condo as her primary residence. She bought it for 305k and will get around 350k when she sells. In this scenario, if she sells after two years she will not have to pay any capital gains? Or can she sell before two years and still avoid the taxes?

Hello,

My partner is planning on selling her condo, however, I am in the midst of purchasing my first property and we plan on living together. So, where can she move her money after selling in order to avoid capital gains tax?

I like the idea of house hacking/renting by the room for my first deal and was wondering if anyone on here has had success with it in Chicago or any surrounding suburbs. Im slightly worried that I'll have trouble finding a group of strangers that want to live together. If you have had success with it, what is your price point and what have you been able to charge per room?

Thanks everyone for your responses!

It looks like my biggest thing I need to look into is the insurance I would need.

Hey Everyone, If you are experienced with investing in halfway houses I'd love to talk with you and maybe chat over a cup of coffee sometime. I live in the Golden/Denver area. Also if you know anyone familiar with this area of investing it would be appreciated if you could tag them in this forum. Thank you so much.

Hey Everyone!

I am semi-new to the bigger pockets community, and just moved from Chicago to Golden with one of my good friends @igorkajpust. I look forward to talking with a lot of you guys to learn more about real estate investing and eventually putting together some deals! Right now I'm mainly focused on learning every aspect of wholesaling so I can build up some capital to have some money to market and do some other deals. I'm also very interested in house hacking. I want to thank everyone for reaching out to me in advance and I look forward to hearing from you guys! Thanks

P.s. I will be attending the REIA meeting tonight in Erie and look forward to chatting.
