Hi Laura,

My husband and I own a duplex in downtown Buffalo and one unit has long term tenants and one is an Airbnb. The Airbnb has performed extremely well and we will likely turn the other unit into and Airbnb as well when the long term unit lease is up. (We have other long term units throughout Buffalo)

I manage the Airbnb and we never have an issue with the Airbnb guests disrupting our long term tenants. I make it very clear on our Airbnb listing and house manual what the rules are (parking, quiet hours, etc) and I price the unit so we “weed out” guests who potentially won’t respect the rules. We always have great guests.

@Pat L. Is your grandson in NY? Because we are going through the same with our son...trying to help him with his math homework. Thinking about private school for 21/22. Exhausting.

Post: Disney/Orlando Vacation STR

I know the "golden rule" for Disney vacation rentals is: SFH with a private pool. That being said, I am also exploring some more modest, but turn-key properties in the area...specifically looking at townhomes in Lucaya Village.


While cash flow is always the biggest factor as we want it to pay for itself and cash flow at least $400-$500/month, we also want an enjoyable vacation home where we can relax and I love the smaller, more quiet corner of Lucaya.


The homes for sale in Lucaya Village are 4 bedroom (as opposed to WH's 3), are updated and a few are appointed beautifully and are ready for STR, where the WH homes in my price range would need quite a bit of work to get them ready for me to list. HOA fees in Lucaya are a few hundred higher, but the lack of cash needed up front may be worth it? BUT...no private pool.

I just visited Doctor Phillips and stayed in an Airbnb with a pool and didn't even use it. It was cold and timing the heating of it didn't seem worth the money. We also had a pool guy show up (unannounced) to fix the heater. This obviously isnt an issue the majority of the time, but enough to make me wonder about the hassles of having a private pool. In my research, I've seen many complaints about a cold or non-working pool/spa and being that I want to begin by self-managing, my husband and I have ZERO experience or knowledge maintaining a pool.

I would LOVE to get some insight on this. I realize that a private pool is going to drive up ADR and occupancy, but I would also love to hear some perspective from someone who invested in a property without a private pool and hasn't regretted their decision...if there are any? 😁

Hi all!

Does anyone have a list of which resorts/neighborhoods allow both STR's and LTR's?

Also, has anyone heard any projections as to when Disney is going to increase it's capacity? I know there is talk of opening more hotels in Spring 2021...

Looking for tips on self-managing a Central Florida STR from NY...

How did you find your cleaners/maintenance team?

How do you ensure the job is well done each time? 

I'm not afraid of the hard work and am looking forward to the booking/marketing/customer service part of the "job", but I'm leary of finding and trusting a team to be my "boots on the ground".

Please share your horror stories AND your wins!

I cant seem to tag you, but thank you so much for your input and I will defintiely be looking out for your blog post. 

Being in NY through our Covid situation, I know how quickly life seems to get back to "normal" once the cases spike and slow down again. But, I can see how travelers will prefer a more private experience in the future.

We are definitely open to purchasing a private SFH if we can make the numbers work. Do you recommend a specific resort or neighborhood that you have had experince with?

My husband and I are looking into financing a STR in the Kissimmee area (3/3 TH in Windsor Hills). We are only in the research process due to Covid and the inability to calculate some accurate numbers for $/night and occupancy rates for the area.

I have a general idea, but would love to get some feedback on personal experiences with occupancy rates pre-Covid. Our plan is to purchase a TH in need of updating and rehabbing with family-focused/themed decorating and amenities in mind and self-manage as much as possible as we have immediate family in the area willing to help out. 

Those with STR's...how have your occupancy rates been since Covid started? Is there any buzz in the area as to when people expect to see occupancy rates increase? Is there an expectation that owners will start selling units due to this?
