Hey @Chris Harjes not sure if this is what you are looking for. I just did a "blanket loan refinance" with 5 of my properties that what they did is moved all the existing loan into one and give me a business LOC on the equity side. The rate is decent and I love the flexibility of the LOC to use as it go. They did take a deep look on the cashflow history and my own income. The process was not bad. Let me know if that's what you were looking for.

I found out what's the term for this. It's called "blanket loan" for that 1st mortgage portion and LOC for the 2nd. FYI

I've been investing in Charlotte for a while and want to optimize my funnel system. I've been previously buying off MLS and would like to get on wholesaler's buyer list to get more stuff done. I have a very track record delivering my promise and looking forward to connecting. I'm primarily looking in Charlotte, Triangle or Triad because I'm more familiar with these areas but feel free to share if you could help me. Thanks.

Hello BP world!

I've been wondering about this question but haven't found any answers yet. My questions is, how does everybody go about finding the homeowner insurance policy for rentals? For me, I put all of mine under one company so I can ask for discounts and usually they are a bit lower than their competitors, but I want to see if other people have other strategies that I haven't thought about...Thank you for your input!

Hi @Annchen Knodt Thanks for the information! To update, I found a smaller local bank that is willing to do what I described. The rate is a bit higher than the bank that I normally work with but not too bad and gives you a lot of flexibility. They also seem to be more investor-friendly on some terms. At least that's what I experienced so far.
