Im going to househack a 2-4 unit SFR using an FHA loan. I am also trying to utilize the first-time home buyer down payment assistance program, but the site says they don't allow investment opportunities. If Im living in it and renting it out, is this still considered an investment property? If so, does anybody know how I can get a 3%-3.5% down payment and use down payment assistance for a househack property?

My parents started with a house hack, I started with a house hack and now have my kids starting. What do you need help with?

I'm most curious about how you found a property that had separate units and what you did for outreach.

@Jack Carrozzi, reach out to @Judson Osbon. He has helped my clients in the past house hack in the Orlando area in a similar fashion that you are looking to accomplish.

 Thank you! Will do

House hacking is piece of cake, just be careful about the permit from

What's the permit form? and is it different for every state? I'm going to be doing this in Florida.

Hi Jack,

You would be looking for a 2-4 unit property in the case that you don't want to have roommates. You can view these properties in your area by filtering for "multifamily" properties in zillow. Starting this month, you can purchase a 2-4 unit property with only 5% down using a conventional loan, and you can use the rental income from the other units to qualify for the loan. I got my start this way with a duplex. Feel free to reach out--I'm always here and happy to help if you have any questions!

yes that's classic route :-) but try to househack in singlefamily with multiple building instead, so one would have the best of the both world

What do you mean by househack a SFR with multiple buildings? You mean like a townhome?

Thank you! I'll do this right away. One more thing. What is one thing that you wish you had known about Househacking before getting involved?

Thank you again.

Hi Jack!

I am currently in the process of a househack, and we have previously helped others through it from the lending side.  If we might be able to help, feel free to reach out.

Hey Derek, I do not need much assistance on the financing end of things. When you say you are in the process of a househack do you mean that you are in the midst of financing one or that your current living situation is a househack?

Living situation!  What is it that you are looking for?

Well, I am trying to figure out where I can find properties with separate units. For example, I don't want to share living space with tenants. If there are 3 units then I want there to be 3 kitchens. Do you have a recommendation on where I can find small multifamily properties that have distinct units?
