@Allen Lopez The quick answer is yes you will need a permit to install Hurricane Shutters. When the insurance company looks at the record on file with the city it will show permits were pulled and therefore apply the discount. @Thuy N. Any area that is near a neighborhood that has been priced out or where prices have sky rocketed will eventually be up and coming sooner than later.

@Rahul Jayaram typically a title company will be able to help you do this. Regardless who's name the property is under the mortgage will remain on the property and usually will be the first lien holder. I would contact a title company to assist you with this. Good luck!

@Dan Constantine All depends what the lease agreement says regarding early termination. Typically there should be an early termination page on every lease agreement The penalty can be 1 or 2 months of rent but with your tenant loosing his job. Maybe you can settle on a certain number that works for both landlord and tenant. Good luck!

@Shaunte Fran You have to read the contract thoroughly. How long is the inspection period if any? Typically closings are done through a title company which will order a full title search before closing. Your lender will also work with the title company to make sure all documents are ready before closing. Ask the seller who is the closing agent or title company and call them. Good luck!

@Jean B. There is no right or wrong amount here it is all a matter of negotiation. If it took 3 weeks to get the work done and tenant does not use the bathroom for 3 weeks maybe discount 1/2 months rent and see if that works. Also have it in writing regarding discount. Good luck!

@Alex Hogenson If it is the same owner for both units I would ask the owner to leave the rental conditions the same for the duration of the lease and have it in writing signed by Seller, Buyer and Tenant before you close to avoid confusion. Good luck!

@Sarah G. If you did the closing with a title company try getting a hold of the attorney that works for the title company and ask them for advice. Typically once you close that's it you are done and closed but then again I do not know what marketing was done and what was advertised. Good luck!

@Sarah Reyes Yes Great credit and little debt makes you golden in lenders eyes. Also stable employment showing 2 years worth of tax returns and cash in the bank. If you have all this you should be in a great position to shop around with lenders. Good luck!
