Hi all,

My first rental property is ready for tenants and I was wondering what you guys do to market your rentals?

Currently, I’m using Avail to syndicate the listings on multiple rental platforms (e.g. Apartments, Zillow, Zumper, etc.), Facebook ( marketplace and private groups), and craigslist. However, I’m still not seeing quality leads.

I get some inquiries but when I send a link to our prescreening form the potential tenants don’t “pass” the prescreening. If they do “pass”, the potential tenants don't respond well to follow-up calls. Meaning they don't answer, they hang up in the middle of the call, or they don't say whether we can call them or not.

Also, I want to take a hands-on approach for my first tenants to get a better understanding of the process rather than immediately outsourcing it.

Any advice is appreciated.

Hi everyone,

I’m looking for recommendations for appliance repairmen/service in SeaTac, WA. My fridge is about a year old and it stopped cooling and freezing. I’ve tried troubleshooting it with the guidance of some experts (YouTube) but this might be harder than I think. Also, the fridge is too new to just throw out.

Any recommendations would be appreciated!

I like the ideal of working in reverse and establishing a “why”. On high level my “why” is to achieve financial independence. My goal isn’t to become a millionaire (although, it would be nice if I get there) but rather to achieve FI and have the ability to spend my time as I please, like with my friends and family.

Also, being a greenhorn might limit my foresight but having 20 properties seems ambitious. Is it typical for people, that you coach, to have that amount properties? Also, have you coached anyone who is working a full-time job while investing in real estate part time? Do any of those full-time workers have 20 or more properties?
