Thanks everyone for the input!

I just checked our lease and it actually has something there about behavior and how they speak to roommate lol. Good reminder for me! Now, I'll have to remind our tenants what we agreed upon and print it out so there's a constant reminder.

Also, I'll propose the cleaning service and personal shelving, even though I still think they should just squash it.

If things get worse then I'll go the non-renewal route.

One of my tenants, let's call him H, just notified me that the new tenant, let’s call him G, has NOT been the ideal roommate. H mentioned that G has been using other people's stuff such as; oil, sugar, soap, utensils, and a blender. G doesn't ask to use the items and doesn’t replace them when they are empty. It’s come to the point where H is hiding his items so that G doesn’t use it all up. Additionally, H mentions that G doesn’t wash his dishes and has broken other people's stuff.

H has confronted G about his behavior, which caused an argument. G now speaks to H in an aggressive manner and cusses a lot more. ( Side note G is a bigger individual than H). Now, H feels uncomfortable and unsafe around G.

I am a neutral party and frankly I think this is typical roommate issues. But as a landlord what steps can I take to defuse tensions between tenants? I want to nip this in the bud before it escalates to anything physical. Also, do I just take H’s word? There are always two sides to everything. H and another tenant, J, have been living here for a year without any issues.

Lastly, everyone is on a month to month lease.

Post: Tenant Has Extended Guest

I'm located in SeaTac, WA and one of my tenant has had an extended guest. It's been about 3 weeks. For the first 2 weeks, the guest has been here for about 5 days per week. On the 3rd week the guest has been here for 7 days consecutively.

My lease states

"Lessee shall maintain continuous occupancy of the Premises, and not allow the same to remain vacant for
any period in excess of twenty-one days without notifying the Lessor of such vacancy seven days in advance. Lessee shall not allow persons other than those authorized by the Lease to occupy the Premises as guests for periods exceeding seven consecutive days during the term of the Lease for any reason."

Am I allowed to considering the extend stays what are my options. Am I allowed to charge them the flat rate utility fee plus a daily rate?
