My wife and I self manage our two STRs that are both about 1/2 hour away from our primary residence. No one will manage the property like you would. And you can make more money. But if you do chose to have someone else manage, don’t go with Vacasa or other larger firms. They are stretched thin and they are not that great. If you decide to self manage you can always hire a cleaner. If you do hire a cleaner, pay them good and require them to do the laundry. We made the mistake of having them drop laundry off to us and now we have to do the laundry (also this way is not scaleable).

@Bill Ward thanks bill. That’s what I am thinking. It sounds like a great deal because of interest rate. But my numbers don’t equal cash flow.

@David Weglarz. Thanks for the reply. The house has been on the market for sometime at the 180,000-199,000 and not selling. the owner needs to sell and it is not occupied. (More or less personal distress). It might be that I’m assuming it’s worth 190,000$

I might have an opportunity to take on a subject to loan. Is this a good idea?

Im taking on a loan amount of $144,236. 28 years left on mortgage, 2.875% interest on the note ($956 payment).  I can get 1200 maybe more a month.  the property is worth roughly $190,000 (so instant equity). I have not done subject to before. 

any thoughts on this? Guidance with subject to?
