 So basically when the person dies the lender sells the house and is playing real estate.  i thought banks hated real estate, yet they are in the game of it.  hm

i usually just stake my signs out somewhere and then restake them every few weeks.  I see other people staking them on telephone polls and they stay there forever. Is this a different territory as far as legalities?

how does the bank make money off this?

Asbestos is a little damaged along the bottom of the house but i didnt think the rest of it was too damaged, and i read that nails associated with installing vinyl over it disturbs the asbestos.

any cheap solutions?

has anyone ever fix and flipped a strip mall? one caught on fire in my city and didnt know if anyone has ever made good money flipping commercial properties

a strip mall recently caught fire in my area.  Has anyone ever fix and flipped a commercial lot like this? 

should i send a letter to the owner to see if he wants to sell?

edit: i know it would not hurt to send him a letter. but has anyone ever had any experience doing this? is there more risk? more money?

i was thinking about getting a rental property in bad part of my town to start my portfolio.

The reason i was thinking about starting in this area is because i would have a good chance at getting it owner financed.

i know it would be a higher risk, but everyone needs to start somewhere.  I gotta take risks eventually and i figured this could be where i start.

opinions?

i have about 8k in reserves incase something goes wrong.

there is a river in my city that has gotten real mucky.  i was going to start looking into maybe starting up a non profit to clean it up.

does anyone know anything about dreding costs or about starting up a non profit?

One of the proposals i was going to make, is that it would raise their property values around the river. Does anyone know by how much?
