@Kerry Cissell I work in property management and have leased houses all throughout North County. I've seen many owners flourish but have also seen others drown in the unexpected high turnover costs. St. Louis is highly driven by its school districts. Once determining school districts you would like to invest in, I would then break it down by neighborhoods. That is how block to block north county is. If you have any questions on specific locations, pm me.

Patrick the kitchen looks amazing congratulations on the progress. Landscaping can definitely increase ARV, but may make more of a difference when it comes to first impressions of a buyer/renter.

Hey there Kaylor, I am also working towards my license, but will not be doing too much as an agent, but rather getting it to eliminate one player on my investing team. Everyone has reasons why you should or should not work towards your license. I am excited to receive mine so that I am in total control during the buying and selling process. I do not want my agent to relay information that they believe is the important info. I want to know ALL the info in regards to my purchase or sale. Good agents will give you the needed info, but there are many agents who are not as qualified as others would like for them to be. Also having a license will give me access to the MLS, which is the most powerful tool for investors when searching for local comps. Better yet, if a property that you have interest in purchasing, and is on lockbox, then you will have the freedom to contact the selling agent and gain access to the vacant units without having to rely on your own agent. In my mind, getting the license is going to be worth it. I wish you the best of luck Kaylor!

Hey Ron, dreaming to golf around the world, BOLD and I LIKE IT! Given i have very little experience, but have gained tons of knowledge in the past 6 months, I would suggest listening to BP podcasts (ALL OF THEM). Then i would also pay close attention to the weekly webinars BP offers. These two tools have helped me astronomically and allowed me to become much more comfortable in the Real Estate Investing world. @David Ounanian thanks for the good wishes! I have been using a program called ExamSmart, providing me with practice exams and they seem to be covering a lot of good material. After passing the exam, i will be holding my license with the same property management company i am working with now, which also has a sales division. I am looking forward to gaining experience through working with sellers and/or buyers. The experience i gain will ideally coincide and strengthen my future buy-and-hold rental portfolio.

Hey everyone, my name is Jack Luzecky, 22 years old, and i’ve currently been a member of BiggerPockets for about 6 months. I will be testing for my real estate license this month and cannot wait to get started in my career. I currently work for a property management company in St. Louis, MO but now about to start my endeavors in real estate investing as well. I hope to become a more established BP member as time goes on, but until then i will continuously scour the forums for investing tips and tricks! Like i said, I have learned lots about property management, but am very eager to learn more about the investing side of real estate.

Post: Low Performing 'A Class' Rentals

Hey there fellow BPers, 

The property management company I currently work for in St. Louis, MO, manages approximately 1,600 units and continuously has about 60 units on the market throughout the year. Most of these units fall in the C to B class range, renting anywhere from $400 to $850 monthly. We do not experience any difficulty getting these rented. The properties we do find difficult to get rented are those priced $1500-$2500, but are indeed A Class housing in A class neighborhoods. I am confident once we are able to show a prospect these units they will fall in love and ask for an application, problem is there are very little inquiries and most do not follow through with the showing. 

Assuming that the units are clean, priced at the appropriate market rates and in an A CLASS neighborhood, what outside marketing can we do to attract those who are looking to live in these properties? Currently we market to our own homepage, Craigslist, Zillow, Trulia and about 50 more syndicates. Is it the posting title, verbage, etc. or are there other methods of getting these rentals out to the public that we currently are not utilizing. 

Any and ALL advice would be greatly appreciated! I hope to hear back from all if possible.

Did you do a walk thru prior to tenant moving in? Did you notice any musty smells then? If not seems to be brought on by tenant. Could it be coming from bathroom? Is there an exhaust/ventilation system in the bathroom? How long does the tenant run the shower for? Are there other units surrounding your studio that could potentially indirectly cause the issue? I'm definitely not an expert in mold and think you should consult with someone who is. But the more questions you can answer the easier it will be to narrow down your search without seeking outside consultation.
