 For the contract itself, what clauses do you put in it to protect you if there's a problem during inspection or if your investors won't buy it? 


As long as there is verbiage stating that your EMD is fully refundable as long as there is written proof of you requesting cancellation before your inspection period ends you should be good

 Hey

1. I have used dealmachine and its a cool tool. It is rather time consuming to virtually drive for dollars and find distressed properties but it also can be rewarding. I would hire a VA to do this or make this a task that doesn't take away from higher return activities during normal business hours like talking to sellers if you want to do this yourself.

2. I prefer using local title companies to the subject properties as it often makes sellers more comfortable. There a nationwide lists of wholesale friendly title companies or you can call them and ask if they do assigment fees

3. Correct 

4. Yes you can but there are plenty of free resources online that will suffice.

Hey! I usually have my buyer sign my assignment agreement and put down non refundable EMD of 5k.

You would send the signed assignment agreement to the title company and ask them to reach out to the end buyer to provide them with wire instructions so they can send emd in more quickly than mailing a check or dropping it off.

Georgia is a great market. I do cash deals, subto, seller finance, and use about every marketing channel other than TV commercials and radio.

I can help underwrite, close and dispo to buyer. I have investorlift cartel mode so moving properties to buyers is never an issue
