Good Day Dwight, As A Wholesaler, my opinion is buying at a higher purchase rate, and stagnant rent rates, will produce less ROI in the short term. If your property is well maintained and appealing, a renter will be willing to pay more than the prevailing market rate. I would start by bumping up your rent by $100.00 and see what happens, you may ultimately attract a more quality tenant.

Pack it up, put it on the porch, for 3 days, if he comes back he can retrieve his items, if not, sit it on the curb for pick up.  If He breaks in again, he gets arrested again and may stay in jail longer the next time

Brian, I believe Mike wants to buy and hold the property not list it for sale as he indicated his intention to have the property as a rental. The Seller financing sounds like a very good option. Also, Brian indicated he did not want to deplete his available funds of $50,000.00 Some questions to be answered would be what is the prevailing rents in your Market Mike? Long term rental or short term? What would be the ROI in 3-5 years, lots of variables here to consider depending on the ultimate goal for the property.

Following..., but the interest rate seems a bit high. How many units?

Considering the high Price of Real Estate in Upstate New York, Well... NY Period , would a large property selling for 75,000.00 with ARV 205,000 be of interest? I'm a newbie, trying to decide fix and flip or hold for future appreciation. Your thoughts?

Not greedy at all,  will you make any profit monthly, just in case repairs are needed?

I'm a Texas Wholesaler, so I'm following for any other comments and suggestions. I have access to a one page sim0plified contract that a Alabama native created that works in any state because it is very specific to the  repeatable transaction.
