Hey Alex I'm kind of in the same boat but not ready yet to take the plunge (still saving for DP and reserves) But I am also on Long Island and have thought about house hacking in CT since LI prices are so high.

@Rob Bergeron seems like things are looking up! Lots of good looking new spots. I will be in Lou the last weekend of Feb. Not sure if anything is going on, would love to meet up over coffee one morning!

Funny this came up, it’s been on my mind recently. My Roth & 401k are the only thing I have for a decent down payment right now. I’ve been torn whether to leave them be and take a loan out. Early withdrawal would hit me with a 10% penalty come tax time. I don’t like the idea of those funds sitting in there with someone else’s control over my money know anything any moment they could disappear. Maybe i’m being paranoid i’m not sure but I do like the idea of having that money liquid in an account in case a deal pops up, especially since it’s all I have at the moment. If I had other investments producing cash flow and more of a cushion in savings I might think differently and leave them be

just curious how to analyze when some properties don’t give a price, such as this one. Is this because it’s a pre-foreclosure? What would my next step be to find the price to see if the numbers work?
also can someone explain the difference between foreclosure and pre? and are they even worth looking into? Pros and cons?  Thanks!

Hi everyone, glad I found this thread. I currently live in Long Island, NY but I’m considering my first rental property in CT. Being within driving distance to home is important to me (nothing further than 3 hours, 2 or less is even better) I’m not familiar with Connecticut markets at all and have no idea what decent neighborhoods are. I’ve heard Bridgeport is ideal for buy & hold which is what I’m interested in. Single family or duplex to house hack. Not ready to buy yet just want to know where to focus

anyone who can give me a starting point as far as what neighborhoods provide cash flow & equity?

Great thread! Love seeing what other like minded people have their focus on in the upcoming year.

My 2020 goals are:

move to Louisville (from NY)

find job in Louisville

pay off all credit card debt

save for 20% down payment

keep learning as much as I can on buy & hold single fam houses

read 12 books

want to buy my first property but also don’t want to rush it, need the gf on board as well (working on that, it’s going well) so if that’s not 2020 it’s definitely 2021
