Would you buy a SFH with a swimming pool for a buy and hold rental? (in Augusta, so it's way enough for several months of pool season).

What do you do when you find the perfect property (on paper), just when your realtor goes on vacation? Can't get MLS link and seller's disclosure to confirm things.

Do I wait patiently with a "if it's meant to be" attitude?

Thanks for the input! I getting close to pulling the trigger, if only my realtor wasn't on vacation...

I really want to understand this better too.

Is an Asset Protection Attorney versed in tax law?  When this topic of trusts and LLCs come up, someone always says, talk to your Tax Attorney.  How many attorneys do you need to set this up?  Wouldn't part of Asset Protection include not losing it all to taxes?   ;)

Also, diagrams help a ton in these types of discussions.   Does this diagram, posted by @Bryan Otteson look correct?  https://www.biggerpockets.com/forums/311/topics/175437-land-trusts-and-llcs-for-asset-protection

She was referencing something (can't remember what)  in one of the podcasts that Brandon said. We listened to BP Podcast #140 (student housing), and BP Podcast #109 (you will get sued) for a nice dose of caution,  on the way down, plus a ton of Ask BP episodes.

Drove 3hrs to Augusta to look at some potential rental property. Listened to BP podcasts all the way there and back. Yesterday my wife referred to @Brandon Turner as that "Mr Rental Mustache guy".  LOL

As you can imagine, I might quote Mr Money Mustache quite a bit.

I'm not currently renting to college students. I bought my first rental 5 years ago, same tenant since day one. I bought my second unit a little over a year ago, same tenant since day one.  Averaging about $300 per bedroom
