Mike,

San Antonio is a great city and has a large military presence. I’d keep that in mind when looking for areas to invest, as there’s a lot of buying/selling as well as renters near the bases. Feel free to send me a message if you’d like to chat.

@Prasad Ma my wife and I bought a Lennar new construction home as our personal property in the “ridge at Salado creek” community. I was a bit worried about crime when first looking into the area, but so far it’s been a great and quiet community. A lot of first time home buyers and good amount of military buyers. Feel free to message me if you have any questions about our experience with lennar.

Hey Noah, I'm not sure if the guard is eligible for the VA loan but I'd suggest looking into it. The VA loan comes with a small fee (2% of loan), but may be easier to qualify for in your situation.

@Chad Shultz I actually grew up in the Tampa area and graduated from UCF in May, maybe we'll cross paths at some point. My wife is in the air force which brought us to San Antonio currently. Awesome to hear all the projects you've been able to accomplish starting with $35k. And thanks for the tip, I'll look into the local REIA chapter!

Hello everyone,

I've been following bigger pockets throughout my college years and recently graduated, landed a job that I've enjoyed, and purchased a personal home with my wife. I'm currently working on saving up capital and would like to make my start in real estate investing by flipping houses. I love bigger pockets but am also a Dave Ramsey type of guy, not into taking out loans aside from a personal mortgage. My goal is to purchase my first investment property in the next 1-2 years, which is when I predict I'll have the cash to do so.

Anyways, I'm looking for someone that has experience in house flipping that would like to engage in a few mentoring sessions. I'd love to learn about your experience, success/failures, and help me set a plan. I'm not looking to get into any official paid coaching program, but would love to purchase a meal for anyone who'd be willing to meet up!

Joseph, I think a 5/10 minimum would hit the benchmark for what I'm looking for.  Generally a family friendly area that isn't sketchy at night is the biggest priority, military families can always use the education systems provided on base.

Hello BiggerPockets Community,

I'm looking to buy my first investment property in San Antonio, Texas. My fiancee is Air Force and we will be moving to San Antonio in March of 2021. I've lived in Florida my whole life and have only visited San Antonio once. I'm looking for advice from people familiar with the area on a good spot to purchase my first investment property. We'd like the property to be a single family home within a 20 minute radius of Fort Sam Houston Air Force Base. Our budget is 180k and we would like 2+ bed and bath. We will be living in the property for a year and renting after, so there can be some small portions of the property we are willing to fix along the way. We are hoping to find a family friendly area with a low crime rate and good schools nearby. Can anyone with knowledge on the area give me any pointers?
