Thanks for your feedback back   7 percent is quite a bit of a choke hold when one takes into account that property tax is increaced at approximately 3.5 percent a year. 

Then you have inflation running around 3 percent  what ever happened to free interprise ???

you might also look into if permitted by county using it as a lease to snow birds as the average monthly price for a place to park is currently 500 or more plus electricity  as long as it has a good appeal and infrastructure  food for thought  

 30 k is a small investment for a chunk of good land

Finish what you started it will be a growing industry for many years to come and will finance you all the  way with a solid background for your real estate journey to independence one thing that most do NOT  

remember is that the real estate market has a cycle of ebb and flow and if you do not understand that  or know where we are in the cycle  and a w 2 is always a good fall back till you are financially independent with a solid structure of your own plan and goals   best of luck either way

when buying always remember that Fanny and Freddie will be tacking on mortgage insurance premiums that will be with the loan for the entire term of the loan

separating the cost of things that ARE related to the house only (I.E)  flooring has a different shelf life as do appliances cabinetry etc. that depreciate at different time durations

your personal items have nothing to do with anything related  other than items that are needed to perform monthly maintenance  lawn mowers weed whackers etc.   talk to your CPA they know how and what schedules apply to what items remember making a profit is all about the little details

don't forget to factor in the cost of driveway paving sidewalks landscape that will blow your cost per square foot as in most cases these are above and beyond the cost to build 

don't forget when crunching your numbers it is all the little things that can make you or break you

I deal with my local lumber yard and have for many years they will beat any Lowes or HD $ 

When I need electrical I deal with wholesalers or go through my electrician that I use and have used for years remember wholesale   by taking your time and building a relationship

with good local company's Contractors the rewards are more than  one can imagine

                                    Remember time will prevail

inform said tenant that you have received a complaint about said dog and suggest a bark collar as a possible solution to a cranky neighbor
