Ummm why are you personally taking this responsibility? If the tenant pays on time and the dog is not harming the house, then this is between your tenant, their neighbors, and animal control. It is frankly not your business. 

I had an nosy older woman who lived behind my house at one point and called animal control  on me because she didn't like my White German Sheppard. I caught her multiple times standing on a step stool and looking over the fence antagonizing him.  

Don't let good tenants go due to hearsay.

As someone who lived there for a few years.. Avoid most stuff East of the 99. North toward oil dale is nice if the oil industry picks back up but volatile. I saw so many people move out when oil prices crashed and everyone left. South is also great, especially around the college. West is the best though. Try and get people from the large factory jobs out there. Usually young educated professionals. A few include: Frito Lay Dryers Grimway farms-unsure if still in business. Paramount farms Target distribution center. Etc. Good luck Jack

I would look into alternatives such as fake grass. I personally have never done it, but saw it at a friend's house and was amazed. Very close to the real thing. The technology has come along way. Might give you the curb appeal you are looking for with reductions in water and landscape maintenance costs. Otherwise I would go with the alternative low water landscape. Jack

@Mindy Jensen I just imagine a landlord walking through the units smelling the walls. Now that would be a sight.

Like everyone else said. Very dependent. My house in Napa is on a main street and I had 1-2 potentials not rent because of that, but because of the Napa market, I had 5 more lined up. It all comes down to how saturated your market it.

Hey @Kevin McDonald,

I understand because I completely remodeled all the units myself as well. Its heartbreaking to see your work go down the drain and have to redo it.

That being said. I don't mind if they hang items and put small holes in the wall. I just do the pre-inspection and let them know they will be charged for the damage and repaint unless fixed. Then I make take pictures of the holes and DOUBLE CHECK  after move out that they didn't get filled with 1. Styrofoam 2. Tooth Paste 3. Anything else but correct spackle.

It takes a little time, but keep the same paint on hand and you will be fine.  The glass half full says that you get a full house repaint job on someone else's dollar.

@Ryan Betzing and @Brandon Benifield Here is an a look at my automated form. It isn't all that sophisticated. Just takes the # of months until an expense is going to hit, subtracts current funds,  and tells me how much i need to put away per unit to pay off all of these things when they come about. My house is in general good shape, but i can guestimate  when i will have money for remodels and etc. If you want the form itself PM me and i will be happy to send it to you. 

P.s. Current Funds is what is in my bank account for this house. It doesn't matter how you split it up as long as it matches the actual number.
