I have also not heard of that company but i totally agree with @Jeffrey S. Breglio comments above.

Based on your description above, i see RED and RED and RED flags everywhere based on their zero responses to your inquiries. With you being out of state investor, you should be even more vigilant than an in-state investor. So by now even if someone on BP site recommends them right now, i would not recommend that you use them because of their failure to respond to your inquiries on time. 

If you're serious about investing in this market, i would recommend connecting with BP members who are located this market and you making at least a long weekend trip to the market and get yourself familiar with the market before call any shot.

Here is my reply..... both are bad deals. You can certainly you can get better options than those two. I have never accepted or offered anything less than one year term on all my leases. I have never done house hacking but i am assuming the expectation is the same. Take more time and go on the offence and try get another great tenant. I am sure there are tons of other great tenants. I am guessing you're using postlets.com and craigslist.com to list the house, if you're not using both then you need to get on it right away and actively use both. Remember to have an attractive listing with great pictures and as long as you price it right, your phone should ringing be off the hook. With you living in Sandy Utah, i am sure you have a big pool of potential wonderful tenants, so hit the reset button and don't settle for anything less .............Cheers and good luck

Hi there @Jordan Atkin I have been closely watching the Utah market especially the SLC metro area and i would not be quick to say that is it slowing down, i would not be quick to say that it is even leveling off. This is a great conversation you have started, Do you have some kind statistics that you can share with us to prove this. What type of real estate have you been looking at? What areas in SLC area have you been looking at?

I am sure that podcast will be very helpful in helping you narrow down which option you is best for you. In that podcast @Brandon Turner gave an awesome example of how his in-laws have been able to use one of those financing options and it seems to have greatly worked for them

I would also recommend that you factor in the following: NOI, ROI, Cap Rate and Cash on Cash Return

I would recommend that you download the Buy and Hold Evaluate Spreadsheet from BP files and then punch  in the numbers on all those properties so you can do a side by side comparison............remember this is the initial analysis based on pro forma which will most likely change once they have given you the actual. But at least this will help determine which of those six you should go for first

Thanks @Dave Barnes for that feedback. Indeed those prices seems to high for fourplex. I am trying to switch from SFR to MFH and its been very hard to find a reasonable deal on multi familties

@DeVon Zumbrennen yes the multis in chicago seems very enticing based on their rates but there is a big IF when it comes to chicago. Also i personally would try getting something in my market as much as possible before i could consider the flyaway distance markets or unless it is a place i have lived in the past and knows it very well

Hi there @Dave Barnes congratulations on your fourplex. How long ago did you buy it and how much did you buy it for if you don't mind me asking. How would you compare price difference between a fourplex in Lehi vs Spanish Fork vs Payson.
