Hey Everyone,

I posted about my habit tracker the other day and wanted to share my progress. The habits are as follows: read 10% of a book per day, workout 5 times a week, wake up at 6am each day, look at two deals per day, do not eat out, put $10 a day away into stocks, listen to 20 minutes of a podcast, post on BP Forums 4 times a week, post on social media 4 times per week, and on average do 30 dials/texts per day to wholesale leads. I have been hitting about 6-7 of the 10 each day. It has been interesting to track because each day I look back and will read it as shoot that is only 60% today. In my view it is impossible to attain success if you only hit 60% of your good habits each day. It has been forcing me to do the hard things even if I really do not want to do them. It is pushing me closer to hitting 100% each day which will almost surely lead to long term success. I challenge you to create your 10 habits and comment them below and to make yourself a sheet to track them! I'm excited to hear what yours are!

Hey Everyone,

I wanted to go over what I have listed on my daily habit tracker. As of now I have ten items on there. They are: read 10% of a book per day, workout 5 times a week, wake up at 6am each day, look at two deals per day, do not eat out (bad habit lol), put $10 a day away into stocks, listen to 20 minutes of a podcast, post on BP Forums 4 times a week, post on social media 4 times per week, and on average do 30 dials/texts per day to wholesale leads. I set these this way because they are very attainable yet slightly challenging to fit in all 10 while still working full time. I currently have it posted on my wall with check boxes to mark off each day. It gives me a way to score my goals each day. If I only do 5 I get a 50% which does not feel great to look at. Its been super helpful for me and I hope it can help some of you take action and create daily success habits as well!

@Bryce DeCora thanks for the support! Yeah we made a decision early on to only mail our top 40 leads a month. It’s way more expensive to mail them to text so we’re mostly focusing on texts to set up calls. I appreciate the advice!

@Joshua McMillion we used wix to build our site which made it super easy ! I can send you our site link if you would like for an example. It’s pretty simple because we made it ourselves but it’s not bad. We are also using sales force currently with good luck but are also looking for other crms.

Hey everyone,

Me and a buddy just started doing our first text/mailing/cold calling this last Saturday for our wholesale business we started. We went with the name LakeStone Property Solutions and are focusing on Oregon for now and plan on moving into other states after the first deal . Our website is up and we have a decent crm going. Our main goal for now is to make the dials to get to the first deal then worry about the rest. We have bigger more organized plans which I will post about after the first deal is done. I wanted to share the news with anyone reading! Edit: (I meant to change the Title before posting but I will also be posting my daily habit tracker as well!)

Hey everyone!

I currently am submitting an offer on a wholesale deal in Eugene Oregon that is on market. The seller will be getting back to me tomorrow morning. I went directly through the listing agent, but I am looking to assign the contract by calling local agents who have worked with recent flippers. I of course would want to compensate the agent for showing the deal. In this case would the new agent that found the buyer default to the buyers agent or would I just pay a commission fee out of my wholesale fee? If you need more details let me know!

@Kyle J. Thank you for the detailed response! It will be fully disclosed to the seller that it is not a cash buyer but since it is land it will be able to sell quicker than if it had property on it (hopefully). That is very good to know with the bank though so I can discuss the wholesale fee a bit more with him. I appreciate your help!

Me and a friend have started a wholesaling business in Oregon and are coming to the beginnings of our first deal (Contract signing and inspections being ordered) A family friend has been wanting to find land from off market deals due to low inventory on the market. He said he is fine with us wholesaling the deal and it will be good practice for our second deal. He has enough liquid cash to be a cash buyer but is unsure if he wants to throw $100,000+ of cash into a property. Is it possible to wholesale even if he does not make a %100 cash offer? He can quickly get a loan from a bank. It will be vacant residential land. Would it work similar to if he was paying straight cash? I have mostly just searched for purely cash buyers in the past and am looking for some guidance. Thank you everyone!
