    If you find a good deal, you'll easily find buyers! The hardest part of wholesaling is finding a good deal. Join the Milwaukee REIA and bring your deals to the meetings to present during the "haves and wants" section of the meeting.     Yes, I like the idea of setting up the REIT, etc but I just don't think it's worth the hassle unless you're going to have lots of investors and lots of properties. Doing a separate agreement for each property will make more sense. Just make sure you know the limits of the lender and at what ownership point they will require the other parties to guarantee the loan. Most are 25%, but it can change if you are getting some portfolio loans. By the way, I recommend finding a small local bank who can lend in-house and get you a portfolio loan. They can be more flexible, can consider the income from the property into your DTI, and generally just meet across the table with 4-6 people on the board to decide if they will lend to you or not. They look at more than a FICO and a DTI and give you the opportunity to tell your story and create a relationship!

    When bank loans are involved, it gets pretty muddy. Anyone who owns 25% or more needs to also sign the loan as a guarantor. If you keep it under that, they likely would not have to sign, but you'll need to check with the lender. Then, you simply form an LLC for the property and put all the payout details into the operating agreement. Remember to also put something in there for how one can buy the other out down the road. It's MUCH easier if you do not need to use a bank lender at all. Then, you do not even need to own it together....just have them be the lender, agree on an APR to pay them, create a note that explains the terms and payback, and record a mortgage in first position as them as the bank. You might be able to do it the same way if using a bank, but they family member would have to be in second position and the bank might not let you have a second lender...you just have to ask. The key part is that everything is in writing and spelled out completely! If you want to pool money, be careful as it is illegal. The way around it is to use a PPM and set something up under Regulation D of the IRS code, but it's super expensive and you need a quailified attorney to set it up.

    I do a TON of this!  When you say the loan will be in your names, do you mean they are only investing the down payment and then you will all be getting a mortgage together for the rest?  Or did you mean they will be putting in the entire purchase amount?  The answer to that question will make a HUGE difference in how you'd go about this!

    I agree with 100% of what @Scott Schultz said! The invesment properties are overpriced and difficult to cash flow. Newbies are misled and overpaying, and people are stripping their properties of all their equity because of inflated appraisals allowing them to BRRRR out with no skin in the deal. When the market comes down, they will be upside down and struggle to stay in business. I'm worried for the ghosts of 2008 to reappear in some of these investors' future. The best deals out there are the off market ones that you find on your own through your own marketing campaigns or from legit wholesalers.

    My 2 cents.
