I'm trying to figure out how do I find active buyers who are buying in a certain zip code. I've read on BP that you can get these lists from locale title companies and from public records. I've called a few title companies and got nothing. Also, I've googled search a such list and found nothing. Please advise

So far no good! I have three potential houses under contract.  I've gotten the leads from my Craigslist marketing.  I market as if I'm the buyer.  Now these sellers think I'm a buyer instead of a wholesaler.  How do I ease my way to the truth informing them that I'm a wholesaler.  Not only do I feel bad for lying, but I don't want to lose these leads.  Any advice is better than no advice as time is ticking!

I'm new to this industry and I'm starting with wholesaling.  Wish me the best of luck!  Also, feel free to give me any advice as it would be greatly appreciated.
