@Bill Neves Bill every time I feel like I found a easy way into real estate a bump in the road comes out of no where.  I'm learning that this is the business. It's hard to find MHs in my target area that are on their own land. I might have to find a MH in a park community.  My only concern is the space rent which ranges from $450-$550 per month.

Hey BP family! 

I'm looking to expand my business from mainly wholesaling properties to rentals.  What do you guys think about purchasing a mobile home? I have a understanding on some fees such as space rent, mobile home insurance, and permit/ registration fees. Do you think it make sense financially?  I'm interested because mobile homes seem affordable and easy to maintain.  My goal is to increase my monthly income so I can continue to expand my business in other areas.

Hey BP Family

I was talking to a Atlanta wholesaler and he said he has all his contracts notarized. I do not get my contracts notarized by a local Notary. My contracts are signed by myself and the seller/buyer. When I say contracts I'm talking about the Purchase Sale Agreement and the Assignment Agreement. Please advise me on this matter if you can.

I'm a local wholesaler in the Metro Atlanta area. I currently registered my LLC in Georgia. My question is should I file taxes as a LLC or as a S-Corp? From my understanding I believe I would save money filing as a S-Corp rather than a LLC. I was told that a LLC tax rate is higher than a S-Corp. Please advise
