House prices in my area and around the country have increased tremendously which has impacted the cost of acquiring rental properties. How are other investors handling this? 

Are you continuing to buy at the increased price or are you holding off on buying?  Have you found other strategies for acquiring properties?

Andrew, without being familiar with your area, I could only critique the listing itself. The initial picture took me a minute to figure out what I was looking at. With other options some renters might not bother.

The indoor pictures look fine and clear. Nice bathroom btw!

I see you just dropped rent to the $1850. Based on rent comparables this appears fine.

The listing description too busy. Cut it by 3/4... renters want to know the basics: bedrooms, baths, parking, special amenities, updates should suffice.

As most landlords know, $20k houses require much work with hidden cost$ lurking behind the dry walls from years of neglect. It takes $ to do that and a car to get to work. But I am sure you know that since you have elevated yourself to judge and jury of someone else's financial choices.

You obviously didnt read the bill or you would know that there are provisions to address landlords reimbursements.

Read bill...its long but will dispel misrepresentations.

Closing on a 3/3, 2200sf. Has 3 living areas ( living room, den, family room).  I want to convert the back family room to a 4th bedroom. Going to rent section 8.

The family room has a bathroom, laundry room, and a small linen closet that I can convert to a reach in closet. Has 2 windows and sliding glass door to patio.

Questions..what's your thoughts about laundry room off bedroom??
