@Ken M.@Ken M. Yeah, it's a full blown business. We’ve got about 20 people involved, and profit margins vary deal to deal. There’s a lot that goes into keeping it consistent and what it took to get us here. You can do a one-off here and there, but if you’re looking to do this full time, just know it’s not for the faint of heart..

Yes, cash buyers are very trustworthy, I am one myself. And just something to note though is that you would be trading price for speed and convenience, so if you're open to selling a discount then that would be a good route to go. However, if you would like to wait a bit and you're not looking to sell quick, I recommend going to the retail option as that's the best way to get the most money, by putting it on the market.

Hey Jon, fair question. I’ve been full-time in real estate for a while now, and yes, wholesaling can absolutely work if you treat it like a real business.
I've been doing it for 5 years now and started by locking up small deals and assigning them for 5 to 10k spreads. Over time, I built out a team, added systems like Batchdialer, Launch Control, etc. and focused hard on consistent lead gen.
That said, it’s not easy money. The marketing grind, seller conversations, and contract handling take some getting used to. But if you stay consistent, build relationships and keep learning, it’s definitely profitable. We are on track to gross 1MM this year!

There are a lot of ways to get started, but here’s what worked for us: we began with outbound marketing. We pulled data from multiple sources, mainly using Propstream (Propwire is also a good free option), and then we reached out to those homeowners through texts and calls to see if they were interested in selling. We used scripts from experienced wholesalers in the industry, which gave us a solid foundation for those conversations.
When we found someone interested in selling, we bring in a buyer and watch how they analyzed the deal. Over time, we learned exactly what buyers were looking for and eventually took over that part ourselves. In the beginning, we essentially “bird dogged” deals, and once we were confident with the numbers and had the financial backing and network to handle potential risks, we transitioned fully into wholesaling.
We currently average 8 closed deals a months.

Hey Julio, awesome to see you get into the business at such a young age.
Essentially what we did to start was: we pulled data from a variety of different sources, but we mainly used Propstream (You could also use Prop wire as it's free), we pulled data and then we texted and called those people to see if they were interested in selling. So texting and calling is what we did initially to start with our marketing channels; We have some scripts we're happy to share, feel free to reach out if you're interested in learning more. We can help you role play and all that as well. That's what we did though, we used an outbound approach.
You can also leverage driving for dollars, essentially you could drive around and find houses that need some work, and that's one way to organically build a list and then it's just a matter of reaching out to them by skip tracing their house, getting their phone number and either send them a text, call or send them an email as well.

It looks like Bolt Deals is an agency where they essentially find the leads and then sell the leads to investors. I would recommend to use ISpeed to lead, which is essentially a way to get Google ads (PPC) and Facebook leads from people looking to sell their house quick. These leads we have found them to good in capturing those people that are motivated to sell. We currently have a 3x on our Ad spend in this marketing channel and have been using them for a year. I suggest calling them up to vet them. I usually ask "what have been a few of the last property addresses you have wholesaled?" and if they stumble, thats a red flag. If they do give you addresses, then you can skip trace the buyer and ask about their experience. Or you can ask the wholesaler if they have any references for buyers they have worked with that they are comfortable sharing. And to make it not weird when asking these questions, you can frame it in a way that you had bad experiences in the past and just want to make sure we are a good fit moving forward.

Hey Evan! We use Launch Control and have had a great experience with it. It's super streamlined and makes it easy to send a high volume of texts efficiently. We also have a VA who helps manage the sends, which keeps it simple. Right now, we're seeing about a 3.6x return on ad spend with it.  Hi Izaiah, Thanks for the resources. Interesting concept, because my mindset toward making an offer is: the worst they can say is no. Therefore, I am willing to make offers that benefit me for house hacking. My problem is, I do not know what I can ask for... Or how to structure deals to make it advantageous for me and the seller.
