Hi all,

I've been looking to settle on a primary home and I've found a new construction townhouse located in West Seattle. I'd like to make an offer that i'm comfortable and don't want this to break my savings i've set aside for future property investments as well. I'm unsure if the builder will go for my offer but I'd like to offer 5-10% less than what the listing price is.

Has anyone run across this before especially in a market that is going through a cooldown period like Seattle? I'd love to hear and learn more about this from the community.

@Clinton Arbour There could be a couple variables to why you’re not getting any leads. Without the visual of your ad, i’ll just add the following. If you’re getting clicks, but getting no leads, theres a disconnect between your messaging OR Reduce the number of steps a user has to go through to sign up/fill out information. Ask no more than 3 important fields that you absolutely need to follow up. (e.g. Full name, email, phone) You could also try running A/B testing on a few ads to see which ad runs best. Let the viewers decide what works, and you dont have to spend a lot either. see sample below. Run 1 ad for a week, Run 2 ads (copy 1 and a new ad copy 2) Run 2 ads (take and use best performing ad copy and run it in conjunction with a new ad) Run Highest performing ad only. hope that helps! Hey all, If I want to buy a new townhouse or a new home from a builder through plans, is there a possibility of other buyers coming in and making counters on it as well? For More Context: I’m looking at older and newer townhomes in Seattle and they are close enough in price ranges so im considering a new townhome on a plan. Also, if im going to move forward with this, would I still need to work with an agent of my choice or will builders generally already be partners with a firm? Thanks all! Ivan

Hi all, I’m Ivan, 35, born and raised in California, moved abroad to Australia a few years ago for work and recently relocated to back to the states and have landed in Seattle. I recently resigned from a long stint at a major tech company where I initially started IT support, Project Management, and ended Marketing and Advertising. Once i resigned, i took the past 3-4 months traveling Europe and SEA with my wife (but honestly thinking about real estate and listening to the BiggerPockets podcast aside from eating) before moving to Seattle. I’ve been listening to the BP podcast for over 2yrs now and am finally moving forward to taking the first step in real estate investing. I dont have any Real Estate experience but i can help with online marketing and advertising. Looking forward to contributing to the community and helping out wherever I can. Best, Ivan
