Purchase price: $160,000

Nice condo in Tamarac Fl, 1 bedroom, 1.5 bath, bought it with great tenants. Unit has lake view, tile floors and recently painted. Building with no assessment, 40 year certification approved.

What made you interested in investing in this type of deal?

Looking for an investment with a partner, good price, potential and also no rental restrictions.

How did you find this deal and how did you negotiate it?

Cash deal

Cash invested: $1,500

Unit on Biscayne Bay, 1 Bedroom, 1 bathroom, waterfront pool, lap pool with a jacuzzi, fitness center with steam room, lush landscaping, and on-site management. One assigned parking space with plenty of guest parking.

What made you interested in investing in this type of deal?

Live in the same building, saw great potential due to current migration patterns.

How did you find this deal and how did you negotiate it?

Cash deal.

Lessons learned? Challenges?

Tenant occupied since first day on the market . Currently rented for $2,300.

Buy & Hold this house in 2018 in Hollywood FL. We currently have a tenant paying $2,800.00

What made you interested in investing in this type of deal?

Bought with a friend, we liked the neighborhood, thought that was very upcoming and today the house has very good equity.

How did you find this deal and how did you negotiate it?

I found it on the MLS.

How did you finance this deal?

Conventional Loan

How did you add value to the deal?

We did changed the AC & the kitchen.

@Paulo Barreto it all depends on what your investing goal and your strategy is. ALWAYS run your numbers, comps, perform due diligence, visit the property (if possible) and/or look at the neighborhoods, actually  talk to neighbors, look for what zoning allows in the area, open citations, violations, etc. 

It could also be a good idea - as a 1st time investor - to network with like-minded individuals that have already been doing what you're looking to do, and others that are starting just like you are.

Run your numbers, define your parameters and stay disciplined with your own rules and don't break them. There will always be noise around you pushing the sale or the deal.
