@Gino Barbaro - I agree with you 100%. Building relationships with local business is still a very successful approach.

Yes, the assignment fee may be larger in comparison to some transactions. But, if i understand your question correctly you're referring to an agent leaving the market due to the new NAR law. if that's the reason,..then we can assume it's because of the commission negotiation....not due to getting paid a higher amount on a deal. Either way we split it, negotiation is inevitable. So, i guess to your point its a matter of preference in regards to working with a buyer or negotiating a wholesale contract.

Hey William,

There are many ways to market your units. If you're not working with a local agent to help you screen tenants...I would say the best way to get as many eyes on the property is create marketing material - add to local FB groups and host 2 consecutive open house weekends showing a model unit and amenities.

If you're close to any University Campuses - I would also suggest to partner with the university for housing opportunities for upperclass students.

If an agent can negotiate a wholesaling contract; they can certainly negotiate their commission. I think agents are trying to get creative to not deal with the new changes....but fact is, Wholesaling is just another slice in the pie.

Hi Jude!!

I agree with @Brian Bohrer!

The Scary part is making the decision and changing. However, I do know that once I committed to RE full-time, my income doubled and i was able to focus on my business 100%.

I would say, give yourself a 6 month goal...how much would you need to make a month to leave your job. create a plan to bring in double...then work backwards...how many conversations would you need to have a day, how many conversations doyou need to have a week...and then that will translate to how many sales you'll need. I know it's easier said then done....but once you do it...you'll ask yourself why didn't you start sooner.

Congrats on your licensing!!

I would suggest, before interviewing brokerages...really list your goals, and what you want our of your license. Your goals WILL change after 1yr. What you need right now is a team that will guide you, coach you, and teach you how to convert conversations into leads, leads into clients, and clients into checks.

This is awesome!!! Congrats on your licensing!!

I started PT - that lasted about 3months before I realized I just needed to go FT and focus on growing my business.

If there is ANY single advice I can give you is...NEVER EVER stop prospecting. You'll find yourself, as a new agent, babysitting your deals...DON'T! no matter how busy you are...2-3hours of prospecting a day will get you FT checks!...
