Hi. I'm new at being a landlord... so im looking for advice on how to deal w this tenant. We have a nice SFH that's 50 years in a busy neighborhood... we acquired it earlier this year and flipped most of it. We found a tenant through section 8 (low income housing) because we wanted to get guaranteed rent especially during covid. We have a tenant that hoards stuff in the backyard and especially because she has lots of toys for her grandchildren who comes over. They had a lots of pumpkins still left over from their mini pumpkin patch they had in the backyard and just lots of stuff inside the house. They are now complaining of a mouse. They are showing us pictures of mouse droppings behind the appliances. They expect us to come and get rid of it. Got a text today at 9p saying "we have a mouse in the house can someone come now?" A few days earlier the tenant tripped and fell on the sprinkler main plumbing system by the house and broke it and told us water is going everywhere come and fix it now? And just yesterday she stepped on the sprinkler system to hang her Christmas lights and broke that too. I've been nice and patient because we are converting the garage into an ADU... so im around the house the past month. The house is a 2 bedroom 1 bath but I feel like a lot of people are there and just lots of stuff.

My question is: when is comes to mouses and rodents... is this the landlords job to deal w it or the tenant?

I told the tenant... they need to maintain the property good and reduce bags of trash stored outside. Mouses are attracted to food and

warmth.

@Dan Redmond- interesting topic. Wasn’t aware of sf laws. My realtor always steered me clear from buying in sf... and I see why. Can you please share Andrew Zacks contact info? Nice to line up references when the time comes.

@Kelsey Imamoto - ADUs cost about $200-300 a sqft so 400sq ft can start at $80k without permit fees. Permit fees can be about $10k-15k. This is w a full kitchen, full bathroom and studio like unit.

@Gary F. - if you see the homes that were sold recently in San Jose; see the sold price vs their listing price... you’ll see homes were sold below asking price. This surprised me. I think people are going to sell to cash out on their equity of the fear of it dropping and hope to find a better deal in this pandemic.

@Gorden Lopes - ask for the termites report that was done and see how much the repair cost would be by getting a few quotes of your own. Use the repair cost to bring down your offer. Anything can be fixed but it depends how bad the damage is and the unknowns that couldn’t be seen.

@Pooja C. - we were in your shoes last year ... pay down our primary mortgage or buy property? We decided to buy 2 SFHs $620k each 2 bed/1bath house. The more real estate aka land the better. Then later you can go back and add to them. At least over time your property will appreciate over time. Now that we have 2 SFH rentals we are working on converting the garages into ADUs. We almost break even w the mortgage from the rent but we know that over time the ADU will bring in the big cash flow for us. If you have the space in your primary then I'd do it if you can't find another property to buy.
