I started investing in 2016, so equity is fairly low, I did rehab the last duplex after I purchased it last year. So I would image that has some equity.

Looking for some friendly advise on how you would invest 100K. I currently own 5 doors in Southern California (2 duplexes and 1 single family) and I have 100K sitting in my bank account and I need to put it to work...

Some of the ideas I’d had are to either leave my comfort zone (California) and buy something out of state... but where??? Or just stick to my comfort zone and buy a property in California 400K or less... I’ve also contemplated on building onto one of my duplex, which has a big empty lot, this option I was quoted 130K for a new 2/1 1000 SF home.

I would appreciate any ideas or suggestions...

I’m buying my third investment property, however, my offer was with no contingencies (no inspection report). The property appears to be in good condition, but it was built in 1922. The reason I skipped the inspection report was not only to have a stronger, but also because I normally fix/rehab the property anyways.

But it’s proven to be a problem since I now can’t find an insurance company to cover the property. I normally hold properties long term as rentals.

Any advice???

Thanks to everyone who took the time to respond, I think I now have a clear direction as to how I’m going to deal with the situation.

I’ll use this as a learning experience and I’ll make sure I don’t put myself in these situations again.

Thanks for the advice Damaso, the lease does state the tenant is responsible for electricity, and gas. And I am responsible for water, trash.

I just didn’t know if there were any legal implications in doing what you suggested. I am in California.

Newbie here,

I just had a new tenant moved in my property January first, all the utilities where on my name and I told him he had a few days to get settled in and switch the utilities to his name.

It is now almost the end of the month and the utilities are still under my name last I checked.

What are my options here? I only have two properties, so I manage the properties myself. Never really had this issue before and the tenant is not returning my messages.

Any advice?
