So i went out and bought local newspaper, i've called maybe 10-15 people to see if their still looking to buy rentals.

no success for me , not that this doesn't work but maybe im doing it wrong, + there has to be a better way to build a buyers list.

Here is my script. please comment and tell me if im doing something wrong?

"Hi (landlords name), my name is Ivan, i saw your property for rent in the paper. and i am an investor as well.
are you still looking to buy properties?
I come across really good deals and i can add you to my buyers list,
if a really good deal comes up i can contact you?

So far i've got 6-7 buyers on my list. some of you wholesalers have hundred's of buyers. let me in on that maybe :) ?

Congratulations!

The rental would be not high end but more of > $1,000/month rental tenants. and i would definately NOT want to inspect the houses every 6 month, i imagine it would make my tenants a bit uncomfortable, more of like if i have not received any complaints about them being disruptive every few months and they pay on time and they could receive a small gift in the mail. good point, gift cards are a great idea. and if they renew their lease, offer them a descent reward for being a loyal too.

For a few minuets i was thinking how can you keep tenants on your rental properties for a long time without having issues.
Then i though of the allstate guy that gave 100 bucks for every 6 months you didnt have an accident. okay... has anyone implimented this method to having more loyal and less damaging tenants

Hey everyone, my name is Ivan and im almost 20, just got out of high school and would like to pursue investing to create passive income and business's.
Right now, im re-reading rich dad poor dad and am doing research on google about real estate. Ive got a LOT to learn... whoaah! I will do much more as i learn, but for now i am glad to join this forum.
