Does anyone else use the PAeDocket app for looking up the criminal history of potential tenants? I have been using the SmartMove service, but one of my last tenants had a record that didn't show on their report, but came up on the app. As luck would have it, he had a claim against him from a previous landlord:)

Thank you for all of the replies, there are some great points.

I personally use google voice number and do use text as way to communicate with some of the tenants. Texting is what the younger generation does and we have to adjust. Of course, for important items email and mail are in order.

Hi all,

Is text and/or email an acceptable way of discussing pending issues with your tenants? Or does any communication regarding rents, fees, utilities, etc. have to be done via mail? If for some reason you end up in court, would an email or a record of text conversation be enough proof that the tenant was made aware of a returned check for example?

I understand that most of you out there do not offer legal advice. I am just asking if any of you have a real life experience with this.

Hello everyone!

My name is Ivan Ivanov and I live and invest in Pittsburgh. 5 years ago I purchased my first rental hoping that the income from it will supplement my retirement. Then couple of years ago I discovered BP. Ever since, I have been reading, listening to the podcasts and educating myself as much as I can. In 2015 I purchased two more properties and as a new year’s resolution I decided to finally join the BP community. My goal is to continue to learn and add more properties to my portfolio so I can quit my 8-5 job and do this full time.
