Hi Derek,

I have had the same experience, renovating in Tucson is crazy expensive. I have been told from my property management company it is because there aren't enough supply (handymen). I have been renovating studios in my apartment building and they are running close to $10,000. Thanks for sharing, I look forward to seeing if others provide any potential solutions.

@Karim E., I purchased 2 properties in Tucson in 2018 for a total of 52 units, the reasons are the following:

1. relative affordability of the properties

2. job growth in Tucson

3. U of A plans to grow student population by 50% by 2022 

I forget who put the specific statistics of this in a forum post but if you do a search I am sure it will come up. I am in the process of re-positioning the properties so I don't have much tangible experience as of yet but hopefully will soon.

@Keoki Kimzin @Marco Zacarias Thanks guys, I will be coming out to Tucson January 7-9 and meeting with my property manager/realtor to discuss a 6 month/12 month plan. @Paul Juell I believe it’s more about the management of the building instead of the area/location, if you have a good manager or good processes in place you take out 95% of the potential hassle and mistakes. Good luck, I really like Tucson’s potential and wish you much success.
