oh, definitely feel you on that. In what way do you automate your process? For instance from mojo to podio really? I’m looking for most efficient way. Sorry if i drive you a little crazy. Greatly appreciate your replies!

I dont think there's a limit in mojo. Remember these tools are cloud based software as a service. As long as you're paying...use away. We currently have over 100k records in mojo and adding roughly 10k records every couple of months... into mojo.

interesting, so you use podio to automate offer and contracts sending and handling? Won’t it be easier to just download per say docusign or right signature as one profile and have it filled in your contracts, dates, etc? Very intrigued by your process as I’m trying to format a great cold calling processing and CRM just by using MOJO 3 line, google sheets/excel, and another site for contract handling instead of involving podio. 
by any chance do you know the limit of lists and lead you can store in mojo?

I tried using podio to do everything and that was an overkill. Mojo keeps it simple for me and that works better for my brain

hey Ramon!
does xencall or Mojo dialer limit you on how many leads/list you can store? Can you use both as an infinite lead CRM or eventually you won’t be able to insert any more contacts? 

also how do you handle inbound calls or texts? Is that a separate service you use? If so, which?

Hey Chuks, you can also use MOJO for list AND lead tracking very simply. I find many get confused with podio and it’s a waste of money unless you run other methods of marketing. Mojo Dialer is best tool for cold calling and storing contact information as well as any necessary info you have. You can also create a google sheets or excel that has property info etc and the MOJO keeps the contacts and you just cross run on a double screen computers. Let me know what you think of it brother

Do you mind sharing the “long story” which refers to how you structured a lease ? I’m very interested and as you tried to learn, information can be confusing all over. Can you spare a few moments to type how you came about the lease exit strategy and the requirements for doing so? Thank you!

Hi everyone, I have a quick question in regards to title company’s while wholesaling.

If I target a home and agree on a price with the homeowner, and we have a signed PURCHASE & SALE agreement between him and I, do I IMMEDIATELY take that to title company and have title ran? That way I have enough time to back out of deal if it doesn’t make sense with any surprise liens, taxes, etc. 

Let’s say the contract is 14 day inspection period and 30 day closing. On the first day I signed with the homeowner the Purchase & Sale agreement, I take it and get title ran. That way 14 day I’m safe and can still back up out of the deal once title comes back with information (of course will be in my clauses). Only after will I take the signed contract I have with title information and try to market to END buyers/investors to assign to them the contract after knowing exactly what is what. I feel like this is the best and most time efficient way so you don’t waste your times on deals you can’t go through on. (Who pays for title search if it happens to come bad and I want to back out of the deal? Can I put a clause that homeowner must pay the title company for the search they ran if it comes back not to my liking.
