So this is a pretty hard one, I don't even know where to start a group of investors and I owned a Golf course and we are willing to sell to the HOA community we just don't even know we're to start on how to structure this any ideas on turning it into HOA owned golf course.

Hi, Everybody I usually don't post, has any of you been having luck finding deals in San Diego, Flips or good return commercial even 6+units, i have looked at a lot but it seems like nothing on the market. such a low inventory

For Cash flow twibnhome is much better for appreciation is much much better for re-sale little harder take it from a guy who owns 3 of them in SD. 

Hi I need a Broker, that is more into Investment, then my current one to hang my license, i have a big network of cash buyers  and investors, but just feel that they are not like minded individuals like myself, I would like to know if any of you have some recommendations, In north county San Diego area, Carlsbad, Encinitas, San Marcos, with a office I am one of does guys  who sits in the desk and works a lot from computer so its important for me. to find the right firm just been running into walls

Matthew Cain it really comes down Matthew without offending anybody, do you want to make $50K per deal or $3k per deal, I have many friends who do out of state investments, sure they do fine, with the small $40k homes and they cash flow but in times of crisis they have lost homes, takes months to get a tenant in does parts of the country, houses loose value, and many problems Califonia dosent, have does problems, I had 3 Invesments in Ohio, and they were the worst idea I had, I am happy with my rentals in California, and sure you need to make $250k-300k to have a good life here but, at least try and keep trying instead of moving somewhere else, people who give up might do well, but not as well as does that keep trying till they get what they want.

Terrible @Matthew Cain, your probably young and a move somewhere cheaper would sound like a good idea, but don't do it, I am 59 now, I was born in what today is Belarus, in the worst poverty in the soviet union, at maybe 12 my parents and I left and live in New York, Detroit, Baltimore and Park City before I was 18 all because, my dad was not getting jobs we where moving to cheaper and cheaper places, my father settle in Baltimore, and his house never grew up in price and unfortunately never build wealth in the other hand, at 25 I came to California, worked odd jobs till I met a contractor and that's how I started getting sweat equity 3,000 bucks for 4 months of work, maybe 60-80 hours  living 4 in one room, but by the beach I was in Real estate heaven, and I was lucky enough to stay buy a house, do some rehabs, leverage my first house, rehab more, and more, now I live in Solana Beach Ocean View steps to the sand, life is not bad, and I am very glad I stayed here. just work hard as your body can take it I know, I probably seems fun to go with friends and stuff, now but if you work really hard 5 years you would still be young and can enjoy that money you work, for and keep doing more. so one day very soon I hope you have a nice beach home in La Jolla or what ever you please.
