It depends on how passive you want your investment to be...

Definitely look into syndications - either as a passive or active partner.

For the busy professionals and non-control freaks: passively invest in syndications, where they make financial cent$. Swim with the current.

There are still deals to be had, but you gotta dig/network. For example, there are tertiary markets that had 4% or more rent growth this year - yes, during COVID. You'd never know it from the national news...
